{"id":3372,"date":"2025-10-17T15:43:42","date_gmt":"2025-10-17T18:43:42","guid":{"rendered":"https:\/\/cadbim.com.br\/?post_type=project&#038;p=3372"},"modified":"2025-10-17T15:45:53","modified_gmt":"2025-10-17T18:45:53","slug":"perplan","status":"publish","type":"project","link":"https:\/\/cadbim.com.br\/en\/project\/perplan\/","title":{"rendered":"Perplan"},"content":{"rendered":"<h2 class=\"wp-block-heading\"><strong>How BIM prevented R$ 300 thousand in rework on the Deodoro 2090 project, by PERPLAN<\/strong><\/h2>\n\n\n\n<p>In 2018, the <strong>PERPLAN <\/strong>decided to test, in practice, the value of the BIM methodology in a residential project with all the 2D designs already approved.<\/p>\n\n\n\n<p>For this, it relied on Cadbim in a <strong>Technical pilot project at the Deodoro 2090 development in Franca\/SP.<\/strong><\/p>\n\n\n\n<p>While the work continued as planned, Cadbim:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>He modeled the building in 3D BIM;<\/li>\n\n\n\n<li>identified more than 230 interferences;<\/li>\n\n\n\n<li>avoided approximately R$ 300 thousand in rework;<\/li>\n\n\n\n<li>It saved four weeks on the schedule.\u00a0<\/li>\n<\/ul>\n\n\n\n<p><strong>The project became an internal benchmark.<\/strong> and <strong>consolidated BIM<\/strong> as a new standard for the developer&#039;s projects.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">About the client and the project<\/h2>\n\n\n\n<p>A <a href=\"https:\/\/perplan.com.br\/\" target=\"_blank\" rel=\"noreferrer noopener\">PERPLAN Developments<\/a> It is a real estate development company with a strong presence in the interior of S\u00e3o Paulo state.\u00a0<\/p>\n\n\n\n<p>In 2018, development began on <strong>Deodoro 2090,<\/strong> a residential project with documentation prepared entirely in<strong> 2D (AutoCAD).<\/strong><\/p>\n\n\n\n<p>Despite already having approved projects, the company sought to objectively understand the benefits that BIM could bring to its operation and decided to carry out a pilot project at the development.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The Challenge<\/h2>\n\n\n\n<p>The proposal was<strong> To test the BIM methodology without interfering with the progress of the work.<\/strong>, respecting all established processes and schedules.<\/p>\n\n\n\n<p>Cadbim&#039;s challenge was to demonstrate, with concrete data, <strong>Would BIM deliver more value than the traditional process?<\/strong> and would be justified as a standard methodology for future projects by the developer.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Cadbim&#039;s performance<\/h2>\n\n\n\n<p>Cadbim conducted the pilot project in six phases, focusing on understanding, simulating, and comparing the impacts of BIM on the project in progress:<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Full audit<\/strong> of PERPLAN&#039;s engineering, planning and construction processes;<\/li>\n\n\n\n<li><strong>Technical specification<\/strong> of the software and hardware necessary for the BIM structure;<\/li>\n\n\n\n<li><strong>Complete 3D modeling<\/strong> of the project, based on the CAD designs;<\/li>\n\n\n\n<li><strong>Clash Detection<\/strong>, with a technical report of the interferences detected;<\/li>\n\n\n\n<li><strong>4D Simulation<\/strong>, integrating model and timeline;<\/li>\n\n\n\n<li><strong>KPI Presentation<\/strong> and strategic recommendations for adopting the methodology.<br><\/li>\n<\/ol>\n\n\n\n<p>In addition, Cadbim delivered:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Compatible 3D BIM model;<\/li>\n\n\n\n<li>2D plans extracted from the model;<\/li>\n\n\n\n<li>Parameterized bill of materials;<\/li>\n\n\n\n<li>4D simulation;<\/li>\n\n\n\n<li>Model prepared for use in virtual reality (VR) and augmented reality (AR).<\/li>\n<\/ul>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"929\" height=\"827\" src=\"https:\/\/cadbim.com.br\/wp-content\/uploads\/2025\/10\/cadbim-case-perplan-01.webp\" alt=\"\" class=\"wp-image-3374\" title=\"\" srcset=\"https:\/\/cadbim.com.br\/wp-content\/uploads\/2025\/10\/cadbim-case-perplan-01.webp 929w, https:\/\/cadbim.com.br\/wp-content\/uploads\/2025\/10\/cadbim-case-perplan-01-500x445.webp 500w, https:\/\/cadbim.com.br\/wp-content\/uploads\/2025\/10\/cadbim-case-perplan-01-768x684.webp 768w\" sizes=\"(max-width: 929px) 100vw, 929px\" \/><figcaption class=\"wp-element-caption\">Case Perplan <\/figcaption><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">What PERPLAN&#039;s 2D model didn&#039;t show<\/h2>\n\n\n\n<p>During the interference analysis, the following were identified: <strong>more than 230 incompatibilities between subjects<\/strong>, being <strong>95 considered critical<\/strong>, especially in building installations. None of them had been detected in the 2D designs.<\/p>\n\n\n\n<p>Based on IPT references, the estimated financial impact of the on-site corrections would exceed R$ 280 thousand.&nbsp;<\/p>\n\n\n\n<p>Added to the estimated 4-week delay in the schedule,<strong> The loss would directly affect the developer&#039;s sales planning.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Results<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Potential savings of R$ 300 thousand<\/strong>, avoiding rework on the project;<\/li>\n\n\n\n<li><strong>Reduction of 4 weeks in the schedule.<\/strong>, with greater predictability;<\/li>\n\n\n\n<li><strong>Compatible 3D modeling<\/strong>, with extraction of reliable data for planning and supplies;<\/li>\n\n\n\n<li><strong>Creating a model for virtual reality<\/strong>, applicable in marketing and sales;<\/li>\n\n\n\n<li>BIM validation as <strong>corporate guideline<\/strong> for new ventures;<\/li>\n\n\n\n<li>Creation of <strong>internal reference model<\/strong> for standardization of future projects;<\/li>\n\n\n\n<li>Engagement of technical teams with tangible gains in multidisciplinary compatibility and coordination.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">The pilot flight in Deodoro 2090 was a turning point for PERPLAN.<\/h2>\n\n\n\n<p>The performance of <a href=\"https:\/\/cadbim.com.br\/en\/about-cadbim\/\" data-type=\"page\" data-id=\"133\">Cadbim<\/a> It demonstrated how BIM, when applied methodically, reduces technical risks, protects the schedule, and strengthens the financial control of the project.
