They bring together a large number of technical systems that need to function in an integrated way, such as energy, climate control, networks, structures, and many others.

When these systems are not well coordinated, the impacts appear quickly: rework, delays, and difficulty in keeping the project organized.

It was in this context that the Cadbim worked alongside Rational Engineering in the BIM management of one of the most complex Data Centers in Brazil, located in Hortolândia, in the interior of São Paulo.

During 24 months of work, the challenge was to ensure that a huge amount of information, models, and different teams worked in an integrated way.

A project involving dozens of companies and BIM models.

From the start, one thing was clear: the complexity of the project was directly linked to the amount of information involved.

In total, the project included:

54 different BIM models;

more than 40 companies involved;

Multiple engineering disciplines working simultaneously.

Each company produced its own models and technical information, which needed to be compatible with each other.

Without structured management, this scenario could easily lead to conflicts between disciplines, loss of information, and difficulties in monitoring what was being planned and built.

Cadbim's role was precisely that to organize this flow of information so that all models would work in an integrated way..

Organizing the project's information flow

One of the first steps was to structure a CDE (Common Data Environment), the so-called Common Data Environment.

This environment centralized all project files and templates, allowing teams to work from an organized and reliable base.

In practice, this has brought important gains:

Model version control;

traceability of information;

Standardization in the organization of files;

Greater transparency between teams.

With the structured CDE (Central Data Environment), it was possible to maintain control over a very large volume of information that circulated daily among the companies involved.

Constant auditing of BIM models

With dozens of models being developed simultaneously, maintaining the quality of these deliverables was essential.

Therefore, Cadbim implemented a continuous process of technical audit of BIM models.

This work involved:

Review of deliverables submitted by the teams;

verification of modeling patterns;

analysis of the consistency of the information;

Identifying interferences between disciplines.

This routine allowed us to keep the project under control, even with the large number of participants involved.

Integration between disciplines

Another important point was the multidisciplinary compatibility.

When many technical systems occupy the same space, such as ducts, pipes, electrical trays, and structures, interference between them is common.

A BIM compatibility It helped to identify these conflicts during the design phase, preventing problems from only appearing during construction.

This contributed directly to reduce rework and make the project more predictable.

BIM connected to construction planning

In addition to model coordination, the project also involved the integration of BIM and construction planning.

With the use of BIM 4D, The digital model was connected to the project timeline.

This integration helped the teams to better visualize the construction stages and track the project's progress over time.

Organized information for decision making.

Another important feature was the creation of dashboards in Power BI.

These dashboards brought together relevant project data and allowed for monitoring important indicators, such as:

status of model deliveries;

evolution of revisions;

progress of the compatibility adjustments.

With this organized information, the teams were able to make decisions more clearly and quickly.

The decisive moment: the 3D scan of the project.

In the final phase of the project, Cadbim took an important step to consolidate all the information about the construction.

It was carried out complete 3D scan of the project, allowing for a comparison between what was planned and what was actually built.

Based on this survey, it was possible to consolidate a BIM LOD 500 model, accurately representing the final state of construction.

This as-built model has become a strategic asset for the Data Center, serving as a basis for future operations, maintenance, and expansions.

Results achieved

Throughout the project, the BIM management The structured approach brought significant gains to the venture.

Among the main results are:

Reducing rework during construction;

Greater predictability of costs and deadlines;

More fluid communication between teams;

Delivery of a reliable as-built model;

Creating an internal benchmark for the client.

In addition to organizing digital models, the work involved Continuous information management, delivery control, and traceability of decisions throughout the entire project..

This is the #JeitoCadbim way of working.

Projects of this scale require much more than technology. They demand organization, clear processes, and collaboration among many different teams.

During 24 months of performance, Cadbim worked side-by-side with Racional Engenharia to ensure that all project data was organized, reliable, and connected to the reality of the construction work.

This is the #JeitoCadbim: to transform the complexity of large projects into structured processes, connecting people, technology and information.

To learn more, Talk to us and learn about our service of BIM consulting.

Learn how we coordinated 54 BIM models from over 40 companies in a highly complex project.
