How BIM prevented R$ 300 thousand in rework on the Deodoro 2090 project, by PERPLAN

In 2018, the PERPLAN decided to test, in practice, the value of the BIM methodology in a residential project with all the 2D designs already approved.

For this, it relied on Cadbim in a Technical pilot project at the Deodoro 2090 development in Franca/SP.

While the work continued as planned, Cadbim:

  • He modeled the building in 3D BIM;
  • identified more than 230 interferences;
  • avoided approximately R$ 300 thousand in rework;
  • It saved four weeks on the schedule. 

The project became an internal benchmark. and consolidated BIM as a new standard for the developer's projects.

About the client and the project

A PERPLAN Developments It is a real estate development company with a strong presence in the interior of São Paulo state. 

In 2018, development began on Deodoro 2090, a residential project with documentation prepared entirely in 2D (AutoCAD).

Despite already having approved projects, the company sought to objectively understand the benefits that BIM could bring to its operation and decided to carry out a pilot project at the development.

The Challenge

The proposal was To test the BIM methodology without interfering with the progress of the work., respecting all established processes and schedules.

Cadbim's challenge was to demonstrate, with concrete data, Would BIM deliver more value than the traditional process? and would be justified as a standard methodology for future projects by the developer.

Cadbim's performance

Cadbim conducted the pilot project in six phases, focusing on understanding, simulating, and comparing the impacts of BIM on the project in progress:

  1. Full audit of PERPLAN's engineering, planning and construction processes;
  2. Technical specification of the software and hardware necessary for the BIM structure;
  3. Complete 3D modeling of the project, based on the CAD designs;
  4. Clash Detection, with a technical report of the interferences detected;
  5. 4D Simulation, integrating model and timeline;
  6. KPI Presentation and strategic recommendations for adopting the methodology.

In addition, Cadbim delivered:

  • Compatible 3D BIM model;
  • 2D plans extracted from the model;
  • Parameterized bill of materials;
  • 4D simulation;
  • Model prepared for use in virtual reality (VR) and augmented reality (AR).

What PERPLAN's 2D model didn't show

During the interference analysis, the following were identified: more than 230 incompatibilities between subjects, being 95 considered critical, especially in building installations. None of them had been detected in the 2D designs.

Based on IPT references, the estimated financial impact of the on-site corrections would exceed R$ 280 thousand. 

Added to the estimated 4-week delay in the schedule, The loss would directly affect the developer's sales planning.

Results
